A leafy zone 3 South-East London suburb situated to the north-east of Crystal Palace Park. Whilst the busy Sydenham Road high street area isn't very appealing, the small commercial area around Kirkdale has more charm. Families move to Sydenham for good value housing relative to nearby Dulwich.
